Three-bedroom units ‘pretty clever’: Rochester Hanson Street development nears final OK

The city’s Historic District Commission on Wednesday could approve the demolition of an abandoned building at 38 Hanson St. to make way for a new mixed-use development. The former Robbins Auto Body, a 1927 building, is now boarded up and owned by the city.

Rochester Economic Development Director Michael Scala said work on the new development is slated to begin in April, following completion of the demolition.

Scala said the developer, JT O’Neill Family Developers, a Dover firm, is poised to build 14 residential units in a three-story building, all three-bedroom units, and one commercial space yet to be named on the first floor.

“The three-bedroom units are pretty clever,” Scala said. “The developer does not expect big families to rent. Instead, he feels most tenants will use the third bedroom as an office. Prior to COVID, about 20% of people traditionally worked from home. Since COVID that estimation has jumped up by at least 5%. So this will fill a need for that type of space.”
