Admiral Property lists former ‘Portable Pantry’ for $1800/month

After several years of dormancy since the former ‘Portable Pantry’ departed for Dover, Admiral Property LLC has officially made the storefront at 10 Hanson Street available for lease.

According to the listing, the space is “perfect for a coffee shop, brewery, convenience store, or boutique”, at only $1800 per month.

“Its large floor plan allows for many possibilities for any business that would thrive in downtown Rochester. With plenty of room in the basement for storage, this space is ideal for a company that moves many products. Also included in this unit are two bathrooms that are handicap accessible! Director of Economic Development Michael Scala says he’s encouraged by the listing, adding that “it seems like a good opportunity for another commercial venture looking to locate in the downtown area.”

“It’s our hope that a quality business occupies the space,” said Scala. “As with any other vacant property, our office will be working to direct potential entrepreneurs to this opportunity on Hanson Street.”

Scala reports that vacant downtown storefronts are becoming more scarce as entrepreneurs decide to take advantage of increased downtown residential density.

“With all the new development happening downtown, these remaining units will start filling up more and more,” said Scala. “For years, our residents and leaders have wanted to revitalize the downtown area — and we believe it’s working.”

Scala says it’s unfortunate that a number of remaining vacancies belong to absentee landlords that are, in some cases, “holding up downtown revitalization efforts”.

“Unfortunately, some of the long-time, vacant properties are due to neglect and the lack of ongoing investment over the years,” said Scala. “Properties that are in compliance [with codes, ordinances, and life safety requirements] don’t seem to have an issue finding tenants. It’s the properties that sit for long periods of time that indicate either an issue with the building, unreasonable pricing, or both.”

Scala concludes by applauding Admiral Property’s effort to get 10 Hanson Street back on the market and says “there should be no problem finding a quality tenant to occupy the space”.
